• General Conduct
• • Please be respectful of all housemates, neighbors, and the surrounding community at all times.
• • Parties, events, gatherings, or loud disturbances are strictly prohibited. If a party is confirmed, a $2,000 penalty may apply, depending on the property type and severity of the violation.
• • Smoking, vaping, marijuana use, or any similar activity is strictly prohibited inside the property, including both private and shared areas. Any evidence of smoking or marijuana use, including odor, ashes, cigarette butts, burns, or related damage, may result in a $1,500 penalty.
• • Pets are not allowed unless approved in advance. Unauthorized pets or exceeding the approved number of pets may result in a $150 deep-cleaning fee per pet.
• • Overnight guests who are not included on the reservation are not permitted. Exceeding the approved occupancy may result in a $1,500 penalty per unauthorized guest.
• • Please keep noise levels reasonable at all times, especially during quiet hours and late evenings.
• Bathroom Rules
• • Please do not flush paper towels, wipes, sanitary products, cotton pads, or anything other than toilet paper. Guests are responsible for plumbing repair costs if improper flushing causes a clog.
• • Please report any leaks, clogs, drainage issues, or abnormal water pressure to management immediately.
• Kitchen Rules
• • Never leave cooking unattended.
• • Please turn off the stove, oven, appliances, and lights after use.
• • Please clean countertops, stovetops, and cooking areas after use. If oil, food residue, or improper cleaning causes pests, damage, or additional cleaning needs, an extra cleaning fee of $250–$500 may apply.
• Living Room & Common Areas
• • Sleeping or staying overnight in common areas is not allowed. If this disrupts other guests or housemates, a $300–$500 violation fee may apply.
• • Please keep TV, music, and speaker volume at a reasonable level. If a neighbor files an official noise complaint, a $500 administrative fee may apply.
• • Please keep shared spaces clean and return items to their original place after use.
• Parking Rules
• • Free street parking may be available on a first-come, first-served basis.
• • Garage or driveway parking is only available if specifically included in your reservation.
• • Please do not block driveways, garages, sidewalks, trash bins, or other vehicles. If your vehicle causes a neighbor complaint, parking violation, or towing issue, all related costs will be the guest’s responsibility, and a $200 parking violation fee may apply.
• Maintenance & Repairs
• • Please report any damage, leaks, malfunctioning appliances, or maintenance issues to management immediately.
• • Do not attempt to repair electrical, plumbing, appliance, or structural issues yourself. Guests are responsible for any damage caused by unauthorized repairs.
• • Accidental damage to furniture, appliances, or property must be compensated at replacement or repair cost. Intentional or malicious damage may be charged at up to three times the replacement cost.
• • Do not move large furniture, including beds, sofas, refrigerators, or heavy tables, without approval. Unauthorized moving of large furniture that causes wall, floor, or property damage may result in a minimum $300 repair fee.
• Safety & Security
• • Please lock all doors and windows when leaving the property. Guests may be responsible for losses or damages resulting from failure to properly secure the home.
• • Do not share access codes, keys, garage remotes, or entry instructions with anyone who is not listed on the reservation.
• • Lost keys, access cards, or garage remotes may result in a $250–$350 replacement fee.
• • Do not cover, move, disable, or tamper with the doorbell camera, exterior cameras, locks, smoke detectors, or any security devices. Violations may result in a $500 penalty plus repair or replacement costs.
• • Please keep emergency exits, hallways, and entryways clear at all times.
• • In case of emergency, please call 911 first, then notify management as soon as possible.
• Cleaning & Checkout
• • Please leave the home in a reasonably tidy condition. Full cleaning is not required, but intentional mess, excessive trash, or damage is not allowed.
• • Excessive trash, severe stains, food residue, vomit, odor removal, carpet stains, mattress stains, or similar issues may result in an $800 deep-cleaning fee.
• • Please remove personal belongings, dispose of trash properly, and follow any checkout instructions provided before departure.
