College Move-In Week Is the Most Underrated STR Window in SoCal

August is quietly our fourth-highest-revenue month across the LA portfolio, and the majority of that revenue comes from university move-in weeks rather than leisure travel. If you're a host near any of the major SoCal universities and haven't built your August pricing strategy around the academic calendar, that's roughly 20% of your August revenue you're leaving on the table.

Every August, a predictable wave of 40-to-60-year-old parents arrives in Los Angeles, drives their kid's belongings to a dorm, helps assemble IKEA furniture, and checks into an Airbnb. They are the best STR guests most hosts never actively target.

Why parent-of-freshman is the ideal STR guest

  • Stay length is perfect. 3-5 nights is standard.
  • Group size is small. 2 adults, maybe 1 sibling. Quiet, low-wear.
  • They cook dinner at home. Working kitchen appreciated; minimal mess.
  • They sleep on schedule. Few noise incidents, no late arrivals.
  • They leave glowing reviews. Every single one mentions "so helpful during a stressful week."
  • They often rebook. Parents-of-freshmen become parents-of-sophomores, juniors, seniors. That's four years of repeat August bookings.

What parents are actually looking for

  1. 10-mile radius of the university. Closer is preferred, but 15 minutes of drive is acceptable for a meaningfully better property.
  2. Multiple parking spots. Often they arrive in two vehicles — one with the student's stuff, one for parents.
  3. Kitchen stocked with basics. Coffee, tea, salt, pepper, olive oil. Save them the Target run.
  4. A quiet workspace. Many parents are working remotely the week they're here.
  5. Reliable Wi-Fi. They're on work calls while the kid sets up the dorm.

How to market to them

  • Update your listing title to mention the nearest university. "4BR Home · 8 min to UCLA" outperforms "Charming Westwood House" for August searches.
  • Add a "perfect for college move-in" line in your description.
  • If your property is in Westwood, Playa Vista, Santa Monica, Malibu, East LA (USC), or Claremont (5Cs), build an annual August pricing preset that holds the line.
  • Offer a small "move-in day toolkit" — extra towels, a basic toolkit, cleaning supplies. Costs $40 in amenities and earns consistent mentions in reviews.

The underrated Pepperdine window

Malibu-area hosts should know: Pepperdine's parent weekend and move-in week consistently generates ADR that exceeds summer peak, because the alternatives are limited (beachfront hotels) and the demand is extremely inelastic. A 4-bedroom Malibu home during Pepperdine move-in will clear $1,200/night without difficulty.
