The Fed's April FOMC decision lands Wednesday. The STR-specific implication isn't the rate move itself — it's the projected path implied by the dot plot. Three signals to watch.

What we're looking for

  • Dot plot pace. A steeper cut path shifts buyer demand forward. A flatter one keeps sidelined buyers sidelined.
  • Guidance on refinancing windows. If 2026 H2 rate-cut expectations firm up, expect a wave of investment-property refinances that compresses seller motivation.
  • Commercial real estate stress language. Persistent stress language hints at STR-adjacent pressures (HOA special assessments in condo-hotels, for instance).

What hosts should NOT do

  • Don't restructure pricing or calendar based on a 25 bps move
  • Don't pause your acquisition search — waiting for rates has been a losing strategy for 18 months
  • Don't panic if the decision surprises to the hawkish side
