October is quietly one of the highest-variance months in the STR calendar. Hosts who treat it as a shoulder month underearn. Hosts who treat it as a 31-night event calendar with three specific inflection points (Halloween weekend, wedding peak, pre-Thanksgiving) consistently outperform.

Halloween lands on a Friday in 2025, which does something specific to the Southern California STR market: it merges the costume-party weekend with the peak of fall wedding season. For hosts with 3+ bedroom properties in wedding venue zones, this is one of the highest-ADR weekends of the year.

Why the combination matters

A "Friday Halloween" means:

  • Adults who would do Thursday-night parties move them to Friday — longer weekends, bigger groups, more inventory pressure
  • Wedding guest blocks need Friday-Saturday-Sunday stays — the dominant booking shape is 3-night Thursday or Friday arrival
  • Costume parties clustered in urban centers (WeHo, Downtown LA, Silver Lake) pull demand inland and coastal
  • Coastal wedding venues (Santa Barbara, Malibu, Palos Verdes) become even tighter than their usual October demand

  • 3-bed coastal wedding-zone properties: averaging $780 ADR (vs. $520 October median)
  • 4+ bed Wine Country/valley wedding zones: averaging $920 ADR
  • Downtown and urban party zones: mixed — urban hosts who stocked for parties overcrowd; those who positioned for "elevated stay" outperformed

How to position going forward

  1. Wedding-friendly listings win October. Properties with outdoor photo-ready backdrops, good morning light, and enough space for hair-and-makeup setups consistently outearn neighboring properties.
  2. Costume-party demand is higher-friction. Larger groups, late arrivals, louder. Decide intentionally whether you want those bookings. If you do, price for it — your cleaning and turnover costs will be higher.
  3. Consider a Thursday-check-in requirement. Forces a 4-night stay on wedding weekends, filters for the right guest type, and captures premium weekday nights.

The 2026 preview

Halloween 2026 falls on a Saturday — still a premium weekend but with a different shape. Book preparation in early October 2026 assuming:

  • 2-night minimum Friday-Saturday standard
  • Less demand concentration than 2025
  • A return to more standard October pricing patterns
