LA Fashion Week runs this weekend, but for STR hosts in West Hollywood, Silver Lake, Venice, and the Hollywood Hills, the demand story isn't LAFW itself. It's the two-week ripple around it — when NYFW closes, brands and press pivot west, and hundreds of short bookings appear in zip codes that don't otherwise see premium September rates.
Who is booking
- Fashion brands doing LA shoot days. 5-7 day stays in houses with natural light and photogenic interiors.
- Editorial crews. Smaller groups (3-4), mid-budget, booking Tue-Fri mid-weeks.
- Stylists with LA clients. Short hotel-alternative stays in walkable neighborhoods.
- Influencers on content sprints. 1-week stays in aesthetic properties for captured content.
What this means for your pricing calendar
September has historically been a soft month in most SoCal STR markets. But for LAFW-adjacent zip codes, the spread is narrow:
- Pre-LAFW week (Sep 15-18): ADR 18-25% above September median
- LAFW itself (Sep 19-22): ADR 30-40% above September median
- Post-LAFW week (Sep 23-26): ADR 15-22% above September median
Hosts who treat this as a 12-day premium window outearn hosts who only adjust for LAFW itself.
How to position your listing
- Lead with natural light. Photos with unobstructed window light in the primary living space and a bedroom are the #1 signal for content-creator and brand-shoot bookings.
- Minimize clutter. Less is better. A well-staged, half-furnished listing shoots cleaner than a cozy fully-furnished one during fashion season.
- Allow flexible check-in. Crews often start shoots before official check-in. A 1pm arrival option is worth a listing note.
- Think about one "photogenic room." Many bookings are driven by a single standout space — kitchen, living room, primary bedroom. A small styling investment in one room often pays for itself across the September-October content season.
One thing to avoid
Don't over-index on "Instagram aesthetic." The aesthetic changes every 12-18 months. Timeless, high-contrast neutrals and real materials (wood, stone, linen) age better in photos than trend-specific color palettes.
