When the Harts Got Deployed to Naples, We Kept Their San Diego Home Breathing

Commander Michael Hart got his orders in November 2023. Three years stationed at NSA Naples, Italy. His wife Julia, a civilian pediatric nurse, had six weeks to decide whether to rent the house in North Park, store the furniture, or sell.

They called us two days after the call. What they asked was direct: "Can you keep our house alive while we're gone, and make it earn enough to cover the mortgage and the Italy housing gap?"

The math was tighter than it looked. Their mortgage, HOA, and property tax ran $4,900 a month. The family had specific non-negotiables: their nine-year-old's drum kit had to stay in the garage. The baby's nursery — a room they'd painted themselves two weeks before Michael's deployment orders arrived — had to stay untouched.

We built the property as a 2-bedroom short-term rental with the third bedroom (the nursery) kept sealed off. We stored the kids' rooms' personal items, refurnished the common spaces with neutral staging, and listed on Airbnb and corporate-housing channels in parallel to capture both leisure and relocation demand.

In 2024, the house earned $82,400 gross, netted roughly $67,000 after fees, cleaning, and utilities. That covered the mortgage fully and funded about 40% of the Harts' Italy housing supplement — enough to make the deployment work financially.

More importantly: every three months, we sent Julia a 15-minute video walkthrough. Her mother's framed wedding photo was still over the fireplace. The drum kit was still in the garage. The nursery door was still closed.
