The difference between a good Q2 and a great one is almost never about last-minute pricing decisions. It's about operational work that happens in the first 10 days of April. Block those 10 days.

Q2 runs April-June. For SoCal STR hosts, it's simultaneously the year's highest-revenue quarter and the most operationally demanding. Here's the calendar build.

Block these nine dates on your personal calendar

  • April 10/17 — Coachella Weekends 1 & 2: expect 100% occupancy, premium pricing, heaviest turnover
  • April 24-26 — Stagecoach: longer stays, different cleaning profile
  • May 3 — Kentucky Derby Saturday: smaller event, predictable bump
  • May 11 — Mother's Day: family booking weekend, photograph-heavy listing traffic
  • May 25 — Memorial Day Monday: official summer kickoff
  • June 5 — Pride Parade weekend: WeHo and select zip codes see premium
  • June 13-15 — LA Pride + NBA Finals overlap potentially: urban LA inventory tight
  • June 19 — Juneteenth weekend: federal holiday travel
  • June 30 — Q2 close: pull the reports, adjust for H2

Pre-plan these four operational tasks

  1. Deep clean and HVAC tune-up before May 1. The single most important preventive maintenance window.
  2. Linens refresh before Memorial Day. Buy sheets and towels once; rotate into service.
  3. Photography refresh if your listing is over 12 months old. Q2 is when search rewards fresh photos.
  4. Rate-ceiling audit by April 30. Most dynamic pricing tools cap rates. Raise those caps for the summer peaks.
