Stagecoach Draws a Different Guest Than Coachella — And It Changes How You Price

Our team publishes separate pricing presets for Coachella and Stagecoach. The spread between them has widened every year since 2022. When you treat them as one event, you leave revenue on the table in both directions.

Stagecoach Country Music Festival kicks off today at the Empire Polo Club — the same venue Coachella used two weekends ago. Same bathrooms, same parking, same dust. Almost everything else about the guest is different.

How the Stagecoach guest differs

  • Longer stays. Coachella attendees skew toward 2–3 night bookings. Stagecoach guests average 3–4 nights and often extend into the following Tuesday.
  • Larger groups, older demographic. Family groups and couples in their 30s–50s dominate. Group size trends up; party intensity trends down.
  • Fewer influencer bookings. Less late-night arrival chaos, less content-capture pressure, fewer noise complaints.
  • Higher expectation of amenities. Working grill, clean pool, real HVAC, backyard space with seating for 10.
  • Lower tolerance for quirk. A Coachella crowd forgives a spiral staircase and a weird bathroom layout. A Stagecoach crowd rates you 3 stars for it.

What to adjust in your listing

  1. Lead with group-friendly photos. Dinner table with eight plates, pool with the umbrella up, grill cleaned and ready. Not the "aesthetic patio with a single cocktail" shot that works for Coachella.
  2. List bedrooms realistically. "Sleeps 12" with two beds and six air mattresses will earn you a complaint. Sleep count should map to real, comfortable bed count.
  3. Provide a smoking-allowed outdoor area. Stagecoach's crowd skews toward guests who smoke or vape more than Coachella's. A designated outdoor zone with ashtrays prevents review issues.
  4. Stock the grill and kitchen generously. Paper goods, aluminum foil, lighter fluid, corkscrews. Country-fest guests host in the backyard, not in the clubs.
  5. Be more conservative on noise monitoring thresholds. Coachella's crowd will push thresholds late. Stagecoach's rarely does — but a false-positive noise alert to a family group creates a different kind of complaint.

Pricing adjustment

Most Coachella-zone hosts make one mistake every year: they price Stagecoach identically to Coachella. It shouldn't be. Our data across the portfolio:

  • Average nightly rate for Stagecoach typically runs 82–88% of Coachella weekend 2
  • Occupancy often runs slightly higher than Coachella because guest mix is less concentrated toward VIPs who travel in groups and double up
  • Length of stay is the single biggest revenue differentiator — a 4-night Stagecoach booking at 85% of Coachella ADR usually out-earns a 3-night Coachella booking at full rate

What this means for the calendar

Treat April 10-27 as one booking quarter. Stagecoach lifts Tuesday-Wednesday demand that Coachella doesn't. Block the mid-week around Stagecoach as premium, not shoulder — it's where the multi-night extensions happen.
