Super Bowls in-market for SoCal (the 2022 LA game) are a different operational event entirely. Super Bowls out-of-market, like tonight's, are quieter but consistent lift. If you're a SoCal host and you haven't reviewed your weekend pricing for this specific window, you've probably left $200-600 per property on the table. Small per property, meaningful portfolio-wide.

Super Bowl LX kicks off tonight at Levi's Stadium in Santa Clara, 350 miles north of Los Angeles. Traditional analysis assumes SoCal STR markets see little impact from out-of-state Super Bowls. In practice, we see a reliable 8-12% weekend-bookings lift across the SoCal portfolio every Super Bowl that's out of market. Here's why.

The three drivers

1. Pre-game and post-game LA bookings

Many corporate and entertainment bookings around the Super Bowl extend to LA, even when the game is elsewhere. Agencies host parties, brands shoot content, celebrities travel for post-game appearances. LA is the natural pre-and-post hub.

2. Watch-party destination bookings

Groups who didn't get Santa Clara tickets often fly to LA specifically for high-production watch-party experiences — curated houses with full AV setups, catering, multiple large TVs. We manage several properties purpose-built for this market. They book months in advance at 2-3× normal weekend rate.

3. Regional travel redistribution

Hotel inventory in the Bay Area is consumed entirely by the game week. Business travelers, tourists, and corporate events that would normally book SF/San Jose redirect to LA — creating lift for LA STR inventory in the week before and after.

What to do if you're operating in SoCal

  1. Don't assume no impact. Run 3-night minimums through Super Bowl weekend. The demand is real even if it's indirect.
  2. Update your listing for watch-party appeal. Big TV photo, good seating for 10, sound system mention. Even if you're not a "game house," mentioning the TV helps conversion.
  3. Target entertainment agency bookers. Direct outreach to production company location managers can unlock multi-night corporate bookings.

For the LA28 preview

The Super Bowl LX weekend is a useful preview of LA28 Olympic-adjacent city dynamics. The Olympics will bring demand redistribution to the entire Southwest US — Phoenix, Las Vegas, San Diego, Palm Springs will all see STR pressure from LA-adjacent demand spillover. Plan for it.

The post-game pricing pivot

Monday and Tuesday after the Super Bowl are traditionally soft. They don't need to be. If you have a strong Friday-Sunday, hold your Monday at 85-90% of weekend rate rather than dropping to weekday. Corporate travelers extending their weekend will pay it.
