Thanksgiving 2025: The Rise of the Multi-Generation STR Booking

Across our portfolio, the 25 properties configured for multi-gen bookings earned more revenue on Thanksgiving weekend than they did on New Year's. For three nights. That's not unusual anymore — that's the market shape we should all be operating into.

Thanksgiving week 2025 is almost here, and the booking pattern our revenue team is tracking looks different from any Thanksgiving we've operated through. The 8-12 person multi-generation family booking is now our dominant Thanksgiving reservation shape — and the listings set up for it are commanding 30-50% premiums over comparable smaller properties.

Why this is happening

Three factors converged this year:

  • Post-pandemic family gathering sustained demand. 2020-2021 created the habit. Families who learned they could rent a large house once kept doing it.
  • Hotel prices for multi-room family stays are uncompetitive. Three connecting hotel rooms at $250 each versus one 4-bedroom Airbnb at $650 per night isn't close.
  • Dogs. Pet-friendly has become a near-requirement for multi-gen bookings. Hotel alternatives can't compete.

What these guests actually want

  • Dedicated kid zones. A playroom, a bonus room, or even a finished basement separate from the main living area
  • A kitchen that can handle Thanksgiving dinner. Double oven or oven + toaster oven, actual counter space, enough dishes for 10
  • Sleeping configuration flexibility. Not every guest wants a king — especially with kids. King + bunk + pullout trundle setups are in highest demand
  • Hot tub or outdoor space. Adults escape the kitchen. A deck with good seating for 8 is worth an extra $80-120/night
  • A firm check-in time and clear arrival process. Groups arriving from different airports on different days need clarity

What to do if you have inventory open

Thanksgiving itself (Wed-Sun arrival window) is largely booked across most SoCal markets. But two opportunities remain:

  1. Tuesday-to-Saturday bookings. Still some availability for groups that fly in Tuesday. Target travelers from Northeast/Midwest with early arrival flexibility.
  2. Post-Thanksgiving week extensions. Groups that extend through Sunday or Monday are often willing to pay full rate for the bonus nights — market the extension rather than discount for last-minute fills.

For 2026

Thanksgiving 2026 is a full 54 weeks away. If your property fits the multi-gen profile and you want to build a predictable annual peak:

  • Reshoot your kitchen and main dining area photos with 8-10 place settings
  • Create a "Thanksgiving hosting guide" PDF that goes in your welcome materials — oven preheat times, roasting pan location, carving board location
  • Open bookings in March, target families with annual patterns — the most valuable Thanksgiving guest is the one who rebooks the same house three years running
