The weekend-to-weekday rate spread on most SoCal STR listings is set once at listing creation and never revisited. It's almost always wrong. Here's the 10-minute audit to fix it.

The audit

  1. Pull your 12-month booking data. Separate Fri-Sun nights from Mon-Thu nights.
  2. Calculate actual ADR by night type. Not what your rate says — what guests actually paid.
  3. Calculate your booking-hit rate by night type. How often did you book each weekday vs. weekend?
  4. Compare to the market spread. Platforms like AirDNA publish typical weekend-weekday spreads for your zip code.

What the typical finding looks like

  • Weekend rate too low, weekday rate too high. Hosts overprice Monday-Thursday because the rate feels "right" but don't push Friday-Saturday high enough.
  • Occupancy mismatch. Your weekday occupancy at 45% paired with weekend at 95% means your weekday rate has room to drop to fill, not the opposite.
  • Missing the Thursday bonus. Thursday often behaves more like Friday than Wednesday. Most pricing systems don't differentiate.

What to change in April

  • Raise your Friday and Saturday rates 8-12% above your current base
  • Lower your Monday-Wednesday rates 5-8%
  • Treat Thursday as a soft weekend night — price at 90% of Friday

The compound effect

In a portfolio of 20 properties we ran this audit on last fall, 17 had mispriced spreads. Fixing the spread alone produced a 9% annual revenue lift without any other changes.
