By booking, you agree to all house rules: Please be respectful of our neighborhood. This house is in a quiet community, and as such, we require that guests avoid loud music, parties, or hosting large groups. If we receive any reports of a party happening, you will be asked to leave. Quiet hours are from 10 pm to 6 am. Smoking - Smoking inside the property is strictly prohibited. Any smell noticed by cleaners in the house, and/or any physical evidence of smoking any substance in the home will result in a fine of $2000.00 to cover the cost of deep cleaning and ozone treatment. Parties- Parties are strictly prohibited. Quiet hours, which start at 10 pm, are strictly observed. To ensure that our guests do not exceed a certain volume level and disturb our neighbors, we use a NoiseAware decibel level monitoring device. They are located in the home's common area. Any evidence of a party or event, including camera footage, excessive garbage, or other evidence will result in a fine of $3000.00, legal action, and possible eviction without reimbursement, plus the cost of any extra cleaning or damages that result from the event. We have ring cameras in the front and the back of the house for security purposes. We kindly remind all guests that tampering with or unplugging Ring cameras is strictly prohibited. These cameras play a vital role in ensuring the security of our premises and protecting both you and our property. Please be aware that any unauthorized interference with the Ring cameras will be taken very seriously. In accordance with our policies and local regulations, guests found engaging in such actions may face fines of up to $1000.00. Missing or damaged items - Any evidence of willful or negligent loss or damage to the property, furnishings, decoration, landscaping, towels, linens, or other items will be charged at direct replacement cost plus a fine of up to $5000.00. Towels and linens - Guests are required to keep towels and linens in good condition. Towels and washcloths should not be used to remove makeup or for cleaning purposes. Any permanent stains on towels or linens will fall into the category of negligent damage. Guests should NOT wash comforters or duvet comforters themselves as this can cause damage to those items and the washing machine. House Rules - Any evidence of a guest breaking posted house rules, including exceeding the occupancy listed by the guest on the reservation, parking restrictions, pool rules, illegal substances, or use of the property can result in a fine of up to $3000.00 and/or eviction from the property. Quiet hours are from 10 pm to 8 am.

★ Liability Waiver For Pool and Spa Use★ You understand that swimming is at your own risk and that special risks may be involved with swimming. You accept full responsibility for any bodily injury arising from swimming hold owner harmless. You understand there are potential dangers that swimming may present to children who are not carefully supervised, as well as the danger to any person swimming if a person has health risks, or if a person swims while intoxicated or using any kind of drugs or medication, or while pregnant. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and for the consequences of those in your party. You agree to waive any claim whatsoever against the owner for accidents or claims arising from swimming. All Guests in my party acknowledge and agree that they have read and understand this waiver and they acknowledge that confirming below constitutes a binding and enforceable contract between Guests and Host.

★ Important Safety Notice: Baby Crib and High Chair Use For your convenience, a baby crib and high chair are provided. Please review the following safety guidelines carefully to ensure a safe stay: Inspect Before Use: Before placing a child in the crib or high chair, please inspect them to ensure they’re stable and secure. Contact us immediately if you notice any issues. Adult Supervision Required: Children must be supervised at all times while using the crib or high chair. Never leave a child unattended. Use at Your Own Risk: By using these items, guests assume all responsibility and risk associated with their use. The property owner and host are not liable for any injuries, accidents, or damages related to these amenities.

The pool and jacuzzi cannot be heated separately as they share the same heating system. It takes 5–8 hours to fully heat, so please message the host at least 24 hours in advance. This fee helps cover the rising cost of natural gas. • 🕒 Early Check-In & Late Check-Out: – Early check-in (if available): $100/hour – Late check-out (if available): $100/hour – For requests, please contact us at least 48 hours prior to your arrival. ⛔ Availability is not guaranteed and depends on the calendar. These fees cover expedited turnover and the cost of hiring extra cleaning staff. • 👥 Guest Capacity: Maximum overnight occupancy is 14 guests. Additional guests will incur a $150 per person fee. A monitoring system detects guest count upon arrival. Violations may result in automatic charges and immediate eviction. • 💳 Extra Services Policy: All extra services (pool heating, early/late check-in, extra guests, etc.) must be paid upfront. The host will send a fee request via Airbnb. Services will be confirmed only after payment is received. • 🚭 Smoking & 🐾 Pets: – Indoor smoking will result in a $2,000 penalty – Unauthorized pets will be charged $1,500 per pet, regardless of species. Violations of house rules may result in immediate eviction.
