LA and Orange County Property Taxes: Check the First Installment
The GnG Vacation Take
Keep the bill, responsible payer and payment confirmation together in each property's records.

As of November 3, 2026, the first installment of 2026–27 annual secured property taxes is due in Los Angeles and Orange counties. Both counties' current pages list December 10, 2026 as the last day to make a timely first-installment payment and avoid late penalties under the ordinary annual schedule.

The November due period and the December delinquency deadline are different. Check the actual bill now, leaving time to resolve a missing statement or unclear payment responsibility.

Four checks for rental owners

  • Identify the bill: Match the county, parcel number, fiscal year and first-installment amount. Keep supplemental bills separate and verify their own instructions.
  • Confirm the payer: If you have a mortgage impound or escrow account, ask the lender who will pay. LA County's FAQ specifically directs owners to confirm this responsibility with their lender.
  • Check the method: Review the county's cutoff for online, mailed or in-person payments. LA County warns that USPS may not postmark an envelope on the day it is deposited.
  • Keep the evidence: Save the confirmation and review the county's payment history. Keep a scheduled payment distinguishable from a payment confirmed by the county.

If the bill or an approved relief arrangement gives different instructions, confirm the applicable deadline directly with the county.
