Warehouse

Industrial asset management with visibility across leasing, maintenance, and usage.

01Overview

Industrial assets reward operators who measure, not just react.

Warehouse and light-industrial owners live between two extremes — long quiet stretches where nothing seems to happen, and sudden tenant-driven events (expansion, equipment failure, compliance inspection, lease expiry) that cost money when handled slowly. GnG's industrial track closes that visibility gap.

We run leasing, building systems maintenance, and usage monitoring as one connected operation. Owners get one dashboard for occupancy, work orders, utilities, and lease deadlines — not three vendors sending three PDFs on three different cadences.

02Operations

How we run industrial.

Small and mid-size warehouse assets run best when operations, tenancy, and reporting live in one place.
01
Leasing & tenant sourcing
Broker network coordination, industrial listing platforms (CREXi, LoopNet), and direct outreach for vacant space. Tenant credit screening, use-compatibility check, and zoning verification before LOI.
02
Lease administration
Industrial triple-net and modified gross leases abstracted and tracked — rent escalations, option notices, HVAC PM obligations, and CAM reconciliations handled without missed deadlines.
03
Building systems maintenance
Roof, HVAC rooftop units, dock equipment, fire/life-safety, parking lot, and yard maintenance dispatched through vetted industrial vendors. Every visit photographed and logged.
04
Usage & utilization visibility
Where useful: sub-metering for power/water, dock-door and yard usage monitoring, and truck-count visibility. Owners see how intensively the space is actually used — crucial for renewal pricing.
05
Compliance & inspections
Fire marshal, hazardous materials storage notifications, stormwater permits, and city business licenses tracked on a compliance calendar. Lapses cost tenants more than money — we keep them green.
06
Owner reporting
Monthly statement: rent roll, collections, open work orders, capex status, utility usage trend, and upcoming lease actions — one page, one cadence, every month.

04Is it right for you?

Ideal if you own…

Warehouse and industrial management fits when there's a building to operate and a tenant to keep.

  • 01A small-to-mid bay warehouse or flex industrial building (10k–200k sqft) in Southern California
  • 02A single-tenant industrial net lease with building systems you still want monitored
  • 03A multi-tenant industrial park where lease structures, CAM, and vendor coordination need unified reporting
  • 04A last-mile logistics or distribution property where utilization and tenant operations matter to the renewal conversation
  • 05An owner who wants leasing, maintenance, compliance, and reporting from one operator — not four
