Realtor.com: September Price-Cut Share Reaches 20.8%
The GnG Vacation Take
For a lease, hold or sale comparison, bring actual rent collections, carrying costs and written selling-cost estimates into the same review. Use the local evidence to shape the decision.

Realtor.com's October 5, 2026 housing update highlights September data first released on September 30: 20.8% of active U.S. for-sale listings had a price reduction, while the stock of homes under contract was 4.1% lower year over year.

The price-cut share measures the prevalence of asking-price reductions among active listings. Pending inventory counts homes already under contract. Each describes a different part of the sale process.

For an owner considering the property's next use, these national figures provide context. A useful local review needs comparable properties, recent listing histories and the home's own operating figures.

Two checks for owners

  • Sale or hold review: examine nearby comparable listings, their price-reduction history and time on market. Compare asking prices with recent completed sales where available.
  • Rental pricing review: examine nearby rental listings, inquiry activity and signed leases. Use that rental evidence to assess the property's achievable rent.
